Kevelyn Guzman, Regional Vice President of Coldwell Banker Warburg (cbwarburg.com), gives us the keys to the market with her insider take.
What is the most important part of real estate? The most rewarding part is helping agents scale their businesses and watching them hit milestones—whether it’s closing a big deal, building their brand, or gaining confidence. Real estate is all about relationships and I love creating an inspiring environment for growth.
What are some notable accomplishments of yours? My focus has been on growing our team and enhancing our culture. In the past year, 30 agents joined us, reflecting the strong environment we’ve built. I’ve also boosted our brand visibility to stand out in a competitive market, and connecting to the Coldwell Banker global network has opened up opportunities for our agents.
What sets your work apart from other brokerages? I’m not just about transactions— I’m about people and positioning. Whether it’s growing agents’ careers, building a brand or ensuring our clients feel taken care of from start to finish, it’s all about relationships and strategy.
What advice can you give to potential buyers? Be prepared, be decisive, and be ready to move fast. The best homes don’t wait for hesitation.
What neighborhood are you loving right now? I’m excited about DUMBO in Brooklyn. Its historic charm and modern luxury blend create a unique atmosphere that’s hard to resist. We opened an office in DUMBO to plant roots in this thriving neighborhood.
Any outstanding new listings to share? Yes, the triplex penthouse at 895 Park Avenue is truly exceptional. Spanning floors 16–18, it combines classic charm with luxury, featuring a living room with a fireplace and an eat-in kitchen. The 16th and 18th floors have terraces with stunning Central Park views.
