It’s not just the state capital or the live music capital of the world. There’s much more that draws countless new residents to Austin each year. And with dozens of distinct neighborhoods, ranging from urban-chic to quiet sophistication, Austin has something to offer everyone when it comes to choosing a home.
We sat down with some Austin Portfolio Real Estate agents to find out a few of the hottest neighborhoods Austin has to offer.
“Rollingwood serves every need imaginable,” says Sharman Reed, “pool, friends, big yards, beautiful construction and great people. Top schools are located throughout with easy access to lots of stores downtown and the Austin airport.”
“It is not a surprise that the Mueller Neighborhood continues to be on the "hot" list and 2018 will not be any different,” says Jacquelyn Einaugler. “In the past year, we have seen an explosion of new restaurants and businesses opening in Aldrich Street, the community's entertainment district, and it will not slowdown in 2018 with Kerbey Lane, OrangeTheory, and Colleen's Kitchen already scheduled to open later this year. Texas Mutual, as well as other employees, are also moving to the town center bringing 800+ additional employees to the area daily and we expect this to only fuel growth. Already Austin Modern Lofts, a for-sale condo complex, is also scheduled to break ground in 2018.”
"West Lake Hills is a small area typified by verdant foliage, nestled on rolling hills with views as a norm rather than the exception,” says Jeannette Spinelli. “This hot area will continue its popularity as its central location provides a welcome respite from the traffic of major thorough fares. Only 10 minutes from the epicenter of downtown, its access rates high with its residents. Home grown and locally owned businesses thrive right along larger chains enhancing its resident’s lifestyle and ease of living. Aesthetic options abound in West Lake Hills and its broad range of prices caters to many budgets. This coupled with its track record of highly rated schools is a natural choice.”
Lynn Robin adds, “Because of the ever improving Eanes School District, Westlake will continue to grow for families with school age children and empty nester's who want to protect their investment.”
“I believe that Tarrytown, Pemberton, Old Enfield and Clarksville will continue to be Austin's hottest and most exclusive neighborhoods,” says Martha Small. “Their Central Austin locations, gorgeous lots with heavy trees and access to some of Austin's best public and private schools make this investment one that will carry onward and upward.”
“Austin is so busy, the whole city is a hot area,” says Buddy Quaid. “As far as luxury goes, of course Tarrytown, Westlake, Rollingwood and 78704 (South Austin) are your hotbeds. Our house in Tarrytown has doubled in about 7 years time. There are so many companies from California that are calling Austin their new headquarters or making it their second headquarters that I think the city will continue to grow and bring in good people from all over. It's the perfect place to be really, in the center of the country, you're just a three-hour flight, at the most, away from just about anywhere in the country. It’s great for businesses.”
“A waterfront home on Lake Austin is always a hot commodity, thus neighborhoods with lakefront lots are very desirable,” says Francie Little. “Homes located on a lake are typically more valuable than homes that aren’t and while the initial expense with be greater, the potential for greater appreciation is typical with a lakefront home. Lake Austin in particular has seen an incredible surge in popularity mainly due to the fact that it is constant level, has close proximity to central Austin and it’s a great lake to enjoy water sports. Living on the lake is a lifestyle choice that many people elect or aspire to and that keeps Lake Austin neighborhoods some of the hottest around our fabulous city. Whether one chooses the Westlake Hills area to enjoy the lake life, Tarrytown for close-in lake living, Greenshores for lush lots and peaceful views of the lake, or any of the many pocket neighborhoods off Cuernavaca, there could be a lake house for buyers wanting a laid back, yet fun-filled, lifestyle.”
